• Subscription, free trial, billing status, customer portal, and payment-related account information.
• Deal-related information you enter into the platform.
• Property addresses, strategy details, financial assumptions, repair estimates, ARV, ROI, profit projections, risk notes, deal status, packet status, follow-up dates, and activity history.
• Notes, uploaded property photos, repair photos, photo-to-repair-budget links, AI photo review outputs, and other content you add to a deal.
• Public-record research notes, probate checklist progress, probate resource activity, source links, official resource references, and manual verification notes you save or use.
• AI prompts, AI-generated outputs, uploaded image context, deal context, and related usage events used to generate AI-assisted responses.
• Lender package information, prepared-by details, company or sender information, and lender-facing report settings you choose to save.
• Technical information such as IP address, browser type, device type, usage activity, logs, rate-limit events, security-related events, and error reports.

3. How We Use Information

We use collected information to:

• Create, authenticate, and manage your Dealize Pro account.
• Provide access to Dealize Pro features and workflows.
• Save, display, organize, and update your deal data.
• Generate deal analysis, scores, reports, packet readiness, lender packages, repair guidance, and workflow guidance.
• Support AI-assisted tools and help generate requested outputs.
• Analyze uploaded property photos when you request AI-assisted repair review.
• Store uploaded photos and connect them to deal or repair-budget records.
• Process subscriptions, free trials, billing activity, account status, and access restrictions.
• Send password reset emails, account notices, billing notices, security alerts, and important service updates.
• Respond to support requests and improve platform reliability, security, performance, and user experience.

4. Deal Data and User Content

Dealize Pro stores information you provide about real estate opportunities. This may include property information, financial assumptions, notes, photos, repair details, workflow activity, generated reports, lender package information, and public-record research notes.

You are responsible for the accuracy of the information you enter. Dealize Pro does not independently verify property values, ownership, title status, probate status, repair estimates, market conditions, public records, rent assumptions, lender requirements, financing terms, or investment conclusions.

5. Uploaded Photos and Files

If you upload photos or files, we may store and display them inside your account and use them to support deal review, repair tracking, reporting, AI-assisted photo review, and lender package workflows. You should not upload content that you do not have permission to use.

Uploaded photos may be processed by AI-assisted tools when you request a photo repair review. These outputs are intended to help organize possible repair scope and should be reviewed by the user, contractors, inspectors, or other qualified professionals before being relied upon.

6. AI-Assisted Features

Dealize Pro may use AI providers to help generate summaries, analysis, coaching responses, repair guidance, lender-readiness notes, negotiation ideas, photo repair observations, and other outputs. Information you submit to AI-assisted features may be processed to generate those outputs.

AI-generated outputs are informational and decision-support tools only. They may not always be accurate, complete, current, or appropriate for your specific deal. You should review and verify all AI outputs before relying on them or sharing them with others.

7. Payments, Subscriptions, and Trials

Payments, subscriptions, billing, free trials, customer portal access, and subscription status may be handled by Stripe. We do not store full payment card details directly on our systems.

Stripe may process billing information, transaction details, payment method information, subscription status, and related account activity according to its own privacy and security practices.

8. Email and Password Reset Communications

Dealize Pro may use email service providers, including Resend, to send password reset emails, account notices, security messages, billing messages, transactional emails, and support communications.

9. Third-Party Services

We may use third-party providers to operate, host, secure, process, and improve Dealize Pro. These may include:

• Stripe for billing and subscription processing.
• Resend for transactional email delivery.
• OpenAI or other AI providers for AI-assisted features.
• RentCast or other property data providers when supported by the platform.
• Netlify for frontend hosting.
• Render for backend hosting.
• Database, infrastructure, analytics, security, logging, or support providers as needed.

These providers may process information only as needed to provide their services to us.

10. Public Records, Probate Resources, and External Links

Dealize Pro may provide links to official public-record resources, probate court resources, county websites, property research tools, or other third-party websites. These links are provided for convenience, workflow organization, and educational purposes.

We are not responsible for the accuracy, availability, content, privacy practices, or policies of third-party websites. You should review those sites directly before submitting personal information or relying on their records.

11. Source Links and No Scraping

Dealize Pro may allow you to save or reference third-party source links, including listing, marketplace, public-record, or property research links. Dealize Pro does not scrape Zillow, Craigslist, Facebook Marketplace, probate websites, county websites, or other third-party websites through these source-link fields.

Source links are used as manual references only. You are responsible for entering, confirming, and updating the deal details you use inside the platform.

12. Sharing of Information

We do not sell your personal information. We may share limited information with trusted service providers when necessary to operate the platform, process payments, provide email delivery, support AI-assisted features, improve security, respond to support requests, comply with legal obligations, or protect our rights.

13. Team, Partner, and Lender Sharing

If you share reports, lender packages, deal summaries, photos, or other deal information with lenders, partners, contractors, team members, or other third parties, you are responsible for deciding what to share and confirming that the information is accurate and appropriate for that recipient.

14. Data Security

We use reasonable technical and organizational measures to protect your information. However, no method of electronic transmission or storage is completely secure. We cannot guarantee absolute security.

15. Data Retention

We may retain account information, deal data, uploaded content, billing status, support records, AI usage records, and system logs for as long as needed to provide the platform, maintain business records, comply with legal obligations, resolve disputes, enforce agreements, and protect the service.

16. Your Choices

You may contact us to ask questions about your account, update account information, request support, or request deletion of account data where applicable. Some information may need to be retained for legal, billing, fraud-prevention, accounting, dispute, or security reasons.

17. Children's Privacy

Dealize Pro is not intended for children. We do not knowingly collect personal information from children under 13.

18. Real Estate and Investment Data Disclaimer

Dealize Pro provides tools for organizing and analyzing real estate deal information. Platform outputs, including calculations, scores, AI responses, reports, lender packages, photo repair observations, and projections, are informational only and are not financial, investment, legal, tax, lending, appraisal, inspection, contractor, or real estate advice.

19. Changes to This Policy

We may update this Privacy Policy from time to time. Updates will be posted on this page with a revised effective date. Continued use of Dealize Pro after updates are posted means you accept the updated policy.
