Dealize Pro is a real estate software platform designed to help users organize deal information, analyze investment assumptions, manage deal workflows, track readiness items, upload property photos, connect photos to repair budget lines, generate reports, review probate research resources, use AI-assisted tools, and prepare lender-facing materials.
You must be legally able to enter into a binding agreement to use Dealize Pro. By using the platform, you represent that you meet this requirement and that the information you provide is accurate.
You are responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account. You agree to notify us if you believe your account has been accessed without permission.
Dealize Pro provides software tools only. The platform does not provide legal, tax, financial, lending, appraisal, inspection, contractor, real estate, or investment advice. Any scores, calculations, deal grades, risk signals, lender package outputs, projected profits, ROI estimates, repair estimates, photo observations, or AI-generated responses are informational only.
You are solely responsible for your own due diligence, property verification, professional review, negotiations, outreach, offers, financing decisions, and investment outcomes.
Dealize Pro may calculate values such as ARV, ROI, estimated profit, total investment, repair costs, risk level, deal score, maximum allowable offer, packet readiness, and repair ranges based on information entered by you or provided through supported workflows.
Dealize Pro does not guarantee the accuracy, completeness, or reliability of any deal analysis. You should independently verify property data, repair scope, title status, ownership, liens, taxes, comps, rent assumptions, financing terms, probate status, authority to sell, and market conditions before making any decision.
Dealize Pro may include AI-assisted tools that generate summaries, insights, repair guidance, negotiation ideas, acquisition analysis, lender-readiness notes, coaching responses, photo repair observations, and other outputs.
AI outputs may be incomplete, inaccurate, or based on limited information. You should review all AI-generated content before relying on it or sharing it with lenders, sellers, partners, contractors, or other third parties.
AI features may be subject to usage limits, rate limits, subscription limits, or availability restrictions.
You may upload property photos, repair-related images, notes, and other deal content. You are responsible for ensuring that you have the right to upload and use that content. You agree not to upload unlawful, private, infringing, misleading, or harmful content.
By uploading content, you grant Dealize Pro permission to store, display, process, and use that content as needed to provide the platform's functionality, including repair tracking, AI-assisted photo review, deal review, reporting, and lender package workflows.
Photo repair review, repair ranges, and repair-budget suggestions are informational tools only. They are not a substitute for a contractor estimate, inspection, engineering review, code review, permit review, or professional scope of work.
You are responsible for confirming repair items, pricing, local labor rates, material costs, property condition, permit requirements, and final repair budgets before making an offer or sharing information externally.
Lender packages and investor-facing reports are user-prepared summaries generated from information entered into Dealize Pro. They are not lender approvals, underwriting decisions, appraisals, guarantees, or financing commitments.
You are responsible for verifying all lender package information before sharing it. Lenders, partners, and private-capital contacts should independently verify underwriting, title, valuation, repair scope, borrower information, and financing terms.
Dealize Pro may provide educational content, public-record research checklists, probate strategy guidance, probate resource links, and official county or court website references. These resources are provided for convenience and education only.
Dealize Pro does not guarantee that public-record links are current, complete, or sufficient for any transaction. You are responsible for verifying probate status, ownership, title, liens, taxes, authority to sell, local rules, and all required legal steps with appropriate professionals.
Dealize Pro may allow you to save or reference source links from listing websites, public-record websites, marketplace websites, or other third parties. These links are provided or saved as manual references only.
Dealize Pro does not scrape Zillow, Craigslist, Facebook Marketplace, probate websites, county websites, or other third-party websites through the source-link fields. You are responsible for manually entering and verifying the deal information you use inside the platform.
Dealize Pro may connect to or reference third-party services, including payment processors, email providers, AI providers, property data providers, public-record websites, and external listing platforms.
We are not responsible for third-party websites, data, availability, policies, terms, pricing, errors, or actions. Your use of third-party services may be governed by their own terms and privacy policies.
You agree to use Dealize Pro lawfully and respectfully. This includes following all applicable laws related to real estate activity, marketing, communications, seller outreach, privacy, fair housing, consumer protection, probate research, public-record usage, and data handling.
You agree not to:
Dealize Pro, including its software, brand, design, workflows, text, reports, templates, educational content, and functionality, is owned by or licensed to us and protected by law. You may use the platform only as permitted by these Terms.
We may modify, suspend, or discontinue any part of Dealize Pro at any time. We do not guarantee uninterrupted, secure, or error-free service. AI features, billing features, email delivery, third-party integrations, and data-provider features may be unavailable or limited at times.
We may suspend or terminate your access if you violate these Terms, create risk for the platform, misuse the service, fail to pay required fees, or engage in activity we believe is harmful or unlawful.
Dealize Pro is provided "as is" and "as available" without warranties of any kind, to the fullest extent permitted by law.
To the fullest extent permitted by law, Dealize Pro is not liable for financial losses, investment losses, failed deals, inaccurate data, inaccurate AI outputs, repair estimate errors, missed opportunities, lender decisions, property condition issues, title issues, probate issues, legal disputes, or other outcomes arising from your use of the platform.
We may update these Terms from time to time. Continued use of Dealize Pro after updates are posted means you accept the updated Terms.
